Mission & Values
Mr. Anthony Yip oversees the APM Group spanning across Singapore, Malaysia and China.
Mr Yip has more than 30 years of experience in the real estate sector focusing on mixed-used developments, the hospitality industry as well as in the education sector. Prior to joining the Group, Mr Yip was the Chief Executive of Shatec Institutes Pte. Ltd, a hospitality and culinary institution. He was Director (retail management) at Far East Organization.
Prior to that, Mr Yip was the Director and General Manager of Tincel Properties, which until 2006, owned the S$2.08b Raffles City Complex comprising Raffles City Tower, Raffles City Shopping Centre, a 2000 room five star hotel complex and Convention Centre. The team led by Mr Yip created the Raffles Marketplace, a cornerstone of the asset enhancement programme for the development. Concurrent with this appointment, Mr Yip was also the General Manager of RC Hotels. In this capacity, he was the Asset Manager for Raffles The Plaza, Swissotel The Stamford as well as the Raffles City Convention Centre.
Mr Yip was the Senior Vice President, planning and business development for Raffles Holdings Limited (RHL) and Raffles International and had played a key role in growing the Raffles portfolio to 13,000 rooms internationally. Currently, he serves as the Chairman of the Protem Committee on Services established under the Standards Council and is on the board of Shatec Institutes. He was the President of the Shopping Centre Association of Singapore and had served on the Singapore National Family Council.
Mr Yip holds a Masters in Business Administration from the National University of Singapore and Bachelor of Engineering (Civil) from University of Auckland, New Zealand.
Ms Tan Ser Joo has over 20 years of real estate experience including property investment, asset management, property development, property management, leasing, marketing & property taxation and valuation.
Prior to joining APM, Ms Tan was the Executive Director and Head of Investment & Asset Management of the Trustee Manager of Perennial China Retail Trust and concurrently the Senior Vice President, Investment & Asset Management of Perennial Real Estate Pte Ltd (Perennial) from October 2009 to March 2013. Prior to joining Perennial, she was Senior Vice President of CapitaLand Retail Limited (now known as CapitaMalls Asia Limited) from April 2008 to September 2009, and its Head of Investment & Asset Management and concurrently Investment Manager of CapitaMall Trust Management Limited, the manager of CapitaMall Trust from January 2007 to December 2008. During which, she was involved in the management of a portfolio of Singapore and overseas retail properties in India and China.
Earlier, Ms Tan was seconded to The LINK Management Pte Ltd for about 2.5 years from September 2004 to January 2007 to assist in the listing, investment and asset management of The LINK Real Estate Investment Trust. Separately, Ms Tan was also seconded to VivoCity as Development Director for over 10 months from October 2003 to August 2004, where she oversaw the mall’s development, investment, retail planning, positioning, leasing and marketing.
Prior to joining CapitaLand Limited, Ms Tan was Investment Manager of Lend Lease Real Estate Investments Pte Ltd. from March 2002 to April 2003, where she was responsible for the performance of a portfolio of retail assets owned by Asia Pacific Investment Corporation. She was also involved in the acquisition, repositioning and enhancement of Lend Lease’s retail assets since October 1999. Ms Tan holds a Bachelor of Science (Estate Management) (Honours) from the National University of Singapore.
Ms Lai heads the Finance team and is responsible for all accounting, finance, tax, treasury and IT functions of the company. She works closely with members of the Senior Management team to formulate strategies and provide advice on finance related matters.
Ms Lai has more than 18 years of experience in accounting and finance. Prior to joining APM, Ms Lai was the Financial Controller with Suntec City Development Pte Ltd. She was also previously the Group Assistant Financial Controller with Banyan Tree Limited, a leading manager and developer of premium resorts, hotels and spas in the hospitality industry. In her earlier years, she held various positions with SIA Engineering Company Limited, a subsidiary of Singapore Airlines listed on SGX. She began her career as an auditor.
Ms Lai holds a Master of Business Administration from University of Western Australia and a Bachelor in Business (Accountancy with Distinction) from Queensland University of Technology (QUT), Australia. She is a member of The Institute of Singapore Chartered Accountants (ISCA).
APM Property Management Pte Ltd
Ms Pow is the Chief Executive Officer (Suntec City) responsible for the Singapore operations of APM Property Management.
Prior to joining APM, Ms Pow was the director of Creative Vision International Limited from Mar 2013 to Jul 2014 where she partnered with Hatten Group to spearhead retail expansion in Melaka, Malaysia. She successfully planned and achieved 95% occupancy in the new extension Dataran Pahlawan Megamall, Melaka within a short span of 6 months. She was the key person who brought international fashion brands like H&M, Uniqlo, Victoria Secrets, Guess, Cotton On, Ecco, Aldo, Terranova into Melaka. Ms Pow was also involved in the master planning of Melaka Gateway, a National Project and was instrumental in planning and creating the entertainment hub in this mega project in Melaka.
Prior to joining the property management industry, Ms Pow was a seasoned veteran in the retail Industry with more than 20 years of experience. She started her retail career in DFS Venture Singapore Pte Ltd, and had held the position of General Manager in Esprit Retail (Singapore) Pte Ltd, The Body Shop (Singapore) Pte Ltd and Dickson Group of Companies. Her last retail portfolio was the Regional Director, Wholesale Asia Pacific of Esprit of Macao Commercial Offshore Ltd.
Ms Pow also spent 5 years in China from 2009 to 2013, being headhunted as Chief Operation Officer to spearhead the commercial department of Toon Express Hong Kong Limited. She successfully built the chinese animated IP “Pleasant Goat & Big Big Wolf” into a major player in the licensed business in China and played a key role to successfully sign Walt Disney as the master licensee. Having worked closely with many strategic partners like FOX Entertainment, DreamWorks, Warner Bros., Cartoon Network and Nickelodeon in US/Europe/Asia to develop Family Entertainment Centres. Ms Pow holds a Bachelor of Business Administration from National University of Singapore.
Mr Allen Loh heads the Marketing Communications team.
Prior to joining APM, Allen was a Senior Vice-President at Singapore Press Holdings Ltd, in charge of the business thrust of the Newspaper Circulation and Distribution arm. He was responsible for business development for newspaper sales and subscriptions of traditional and new media. He also oversaw the strategic building of new revenue streams and potential markets for channel enhancements, creation and renewal of methodologies for new businesses. These initiatives increased the digital readership while maintaining the print readership in the four main language newspapers. In addition, he initiated projects that resulted in deep cost savings for the company and the retention of direct subscribers which brought about incremental revenue for the company. Allen also led the implementation of the new Customer Service Relationship Management System and PCI payment gateway. He was appointed as a key member of SPH’s Personal Data Protection Steering Committee.
He was instrumental in SPH’s foray into Myanmar in 2013. He built a pipeline for SPH by developing business relationships and social gateways with the different government agencies and trade departments in Myanmar and cemented four profitable conference events within the first year for SPH’s Conference/Events arm.
Allen was also the Managing Director of SPH Magazines, Lifestyle Division from 2006-2011. During that period, he consolidated and rationalized the businesses in Singapore and several cities in South East Asia by merging the workflow and structures of the different groups of products and services. Under his leadership, profitability for lifestyle magazines was increased at an average of 5% year-on-year despite tough competition in the industry.
Allen enjoyed a short stint between 2010 and 2011, at Keppel Corporation as General Manager of Sustainable Development. His immediate responsibilities were to establish the business direction, develop a new to mid-term business plan including the budget, to recruit, develop new team members, to position Sustainable Development to the internal business units within the Keppel Group, to relevant Singapore government agencies. He was also the Chief Operating Officer of Pan-West Group between 1993 and 2006. He spearheaded the enterprise into one of the notable golfing equipment powerhouse in Asia today.
He holds a Masters in Business Administration from Keller Graduate School of Management, Illinois and Bachelor of Science in Business Administration from Pepperdine University, California.
Amax Property Management Sdn. Bhd.
Ms June Lim is the Chief Executive Officer of Amax Property Management Sdn Bhd responsible for overseeing the properties in Malaysia comprising of Klang Parade, Ipoh Parade, 1 Mont Kiara & Citta Mall.
Ms Lim has more than 15 years of real estate experience. Prior to joining the Group, Ms Lim was the head of retail department with PT Jones Lang LaSalle, where she oversaw two development projects for the Lippo Group. In addition, she had planned the overall tenancy mix and determined the positioning of mall projects, whilst working closely with the project department to fine‐tune floor plans for its shopping malls.
Prior to that, Ms Lim was the senior manager, retail sector head of City Developments Ltd and the general manager (marketing and promotions) of PT Grand Indonesia.
Ms Lim had started her career with CB Richard Ellis in 1996. Ms Lim holds a Bachelor of Science (Estate Management) from National University of Singapore.
APM Property Management (China) Limited
Mr. Mun Hon Pheng is the chief executive officer of APM Property Management (China) Limited.
Prior to joining the Group, Mr. Mun operated a boutique advisory business specializing in advising Singapore companies on cross border acquisition opportunities in China particularly in the acquisition of commercial properties. Mr. Mun began his career in banking with the SIMBL, a joint venture merchant bank between a UK merchant bank and OCBC in 1982. He subsequently joined the First National Bank of Chicago where he served for eight years, including four years in Beijing, China as the bank’s representative and three years in Hong Kong heading the bank’s China group. He was also an executive director of Singapore-listed company, Aztech Systems Ltd, an information technology company.
Mr. Mun holds a Bachelor of Commerce (Accounting and Information Systems) from the University of New South Wales, Australia and a Master of Business Administration from the Australian Graduates School of Management, Australia. He is also a member of the Chartered Institute of Arbitrators (UK) and fellow of the Singapore Institute of Arbitrators.
